Rezoning Application (File No. 56/88)

RECOMMENDATION:

That City Council direct the Clerk's Office to prepare a bylaw
to rezone the Remainder of Lot C, District Lot 290, Group One,
Plan 17515, except Parce| E, Explanatory Plan 17001, New
Westminster District, addressed as 1946 Pitt River Road, from
RS-1 (large !ot residential) to RT~1 (two-family residential)
and RS-2 (small fot residential).

BACKGROUND:

This application fs an Infill! subdivision to subdivide a large
parcel and rezone the two lots created from RS-1 to RT-i and
RS-2. The parcel is approximately 1,467.8 square metres
(15,800 sq. ft.) and the subdivision would permit an RS=-2 Jot
of approximately 557.4 square metres (6,000 sq. ft.) and an
RT-1 lot of approximately 901.1 square metres (9,700 sq. ft.).
There are not other duplexes within 180 metres. (590.54 ft.).
