He believes the “bottom line is no development can take place unless something is done drasti- cally with transportation.” The redevelopment of the prop- erty would create a traffic generat- or that needs to be addressed with other traffic in the area, he said. “We're talking about 10, 20 and. 30 years in the future,” Zonnen- berg said. Option One of the land use brief includes leaving the Bevan Avenue connector in place. But Zonnen- berg says the Bevan connector and the development are not compati- ble.
