Among the engineering firm’s motes on the workshop were the following observations. — There appeared to be some agreement on controlled develop- yment in Tod Inlet, rather than no development. _ — Tod Inlet should be desig- nated as a development permit area to control development and to prohibit high density housing. — Developers of Tod Inlet should contribute to low cost housing and to parks, as a condi- tion of development approval. — Future townhouse develop- ments like Port Royale Estates mee not be permitted in Tod Inlet or anywhere else in Bren- twood Bay. — The environmental quality of the shoreline, the foreshore, the uplands area and the marine/ aquatic environment should all be protected. — No “mega project’ marinas should be located in Brentwood Bay, while the entire waterfront area should be made a develop- ment permit area. Public meeting on local area planning rommenis set for sometime next month — Some people at the workshop feel that a marine park status for Tod Inlet would only introduce additional pollution to the Inlet. — Representatives of Butchart Gardens would prefer no develop- ment but are willing to discuss concepts that do not interfere with their operation. — The character of the water- front of the Moodyville area should be preserved by prohibiting any commercial development in this area. — Public access to the water- front should be guaranteed to the public as much as possible, even where development occurs. A pub- lic trail system might be one possible solution. — No further filling-in of the foreshore areas should be permit- ted. — There should be no multiple residential uses of the uplands portion of Brentwood Bay. — No live-aboards should be allowed in the bay due to existing problems with sewage disposal. — As for the rest of Brentwood Bay, it was felt that development of commercial uses should continue to be concentrated in the core of Brentwood Bay: — Increasing the density within the commercial core would be preferable to expanding its bound- aries. — Development permits should be used in the core area to control multiple residential developments. — Policies should be provided for housing special needs groups such as the elderly in the core area. — Strip development along West Saanich Road was deemed unacceptable, as was the develop- ment of large-scale malls in the atéa.
