News TheReview Wednesday, November 28, 1990 — A118 SS a a a NS EE Owner will develop if course rescinded by Mare Davis The Review The Maber Flats farmland will become a site for up to 20 houses if Central Saanich council rescinds its golf course land use zoning, the land’s owner said Tuesday. ~The perception is that if it isn’t a golf course, it will remain an open field and it certainly won’t,” John Berglund said. He said he’s still planning to build an 18-hole golf course on the 141-acre property but he’ll sell the land if his plans are shattered by a new council. And Berglund is sure a new owner would build about up to 20 hobby farms on the land to maxi- mize the rate of return on the property, which is at Stellys Cross- road and Wallace Drive. In 1910, the land was zoned into 20 parcels of land (most of which are between 2.5 to five acres in size), which can now be turned into hobby farms that include a housing component, he said. “It’s a legal conforming use of the land. All it needs is for the land to be serviced,” he said. And Berglund has already been assured that all he needs to do is build a loop road and a sewage system and the land is ready to be built on, he said. He added he’s also been assured by Willis Cunliffe and Tate Engi- neering that drainage of the often- flooded land is not a major prob- lem. But he’s still optimistic that the rezoning of the land to a golf course use will be upheld after it Jaws for Sidney fire department The Sidney volunteer fire department will receive new Jaws of Life to compliment other equip- ment in the department’s arsenal, council decided Monday. Acting on a recommendation from the Fire Warden’s committee, council approved the purchase of a $16,600 Jaws of Life, with the help of a donation from the Army, Navy, Air Force Veterans in Can- ada Sidney Museum Unit 302. Committee chairman, Ald. Ben Ethier, said the new piece of equipment “has all the new gad- gels on it.” The Jaws of Life are generator- powered and are used to free people who may be trapped in automobile wreckage as a result of an accident. The fire department has one set that is several years old. Hey, Kids! Make Some Money! Deliver the paper & earn while you learn. Signuptobe anews carrier. He believes the people of Cen- tral Saanich are still supportive of a championship golf course on the Jand, and would not be happy to see up to 17 hobby farms built there. “And I don’t have a desire to build hobby farms. I’m not a developer,” he said. “But I was told the best use of the land was to sell off its parts. There’s a big demand for that type of holding.” He said he’s not interested in making a fast buck from flipping the land and still hopes mayor- elect Ted Jones won't carry through his promise to kill off the Brentwood Lakes golf course pro- posal. Jones said about 80 per cent of the area is on a flood plane and that he doubts that whether build- ing permits would ever be issued for the land. “The municipality would be held liable if it issues building permits on a flood plane.” he said. “Td be curious to see if our building department would be willing to do that.” After the recent deluges of rain, the land is now under up to four feet of water in some places, he said. “I don’t know that (Berglund) would be able to drain the area adequately to protect it year- round,” he said. But the right to apply for per- mission to build on the land is something he cannot contend, he said. “If it falls within the existing zoning, we can’t argue with that,” he said, It was most gratifying to be returned to Sidney council on Saturday 17th November. | would like to thank those who support- ed me for this expression of confidence.
