r - Business Hist. a oe - Dream of island paradise becoming reality by Glenn Werkman The Review What was once an industrial site is on the verge of becoming an island paradise home for the rich and famous. : After being abandoned in 1962, the 764-acre James Island was bought in late 1988 by Marv gp Holland, president of Pacific Park- land Properties Inc., an entrepren- eur who made his mark as a Calgary-based clothing manufac- turer. Monday, Holland announced that 66 one-acre strata-title ser- viced lots are for sale in two villages created on the south por- tion of the sandy Gulf Island. An additional 144 lots in five other villages will go up for sale at a rate of about 30 every six months, Holland said. It’s been a long haul in a short time for Pacific Parkland. After —=—@ \orking with 18 government agen- cies, preliminary layout approval was received in late-Decemben. “Tt means everything is on stream and meets all the require- ments,” Holland said. Construction can now begin. A triangle-shaped, three-level club house with lap pool, fitness spa, elite dining room, meeting rooms, glass doors and wrap- around deck will be built as home to the James Club. GRENBY Holland is committed to provid- ing future residents of the island with “whatever is needed.” Each resident will have a boat slip, electric vehicle for on-island transportation and unlimited use of an 18-hole golf course, tennis courts, equestrian paddock, James Club, winding trails and sandy white beaches. ‘We’re selling and were going to supply a lifestyle on James Island and its going fo be the very best’ Pacific Parkland will retain con- trol over site development, to SAVE-ON-VITS — Fete | VITAMINS ensure that panoramic views over Sidney and Cordova Channels are not impeded. “We’ll have a panel of architects approve layouts and design,” Hol- land said. A minimum footprint for two floors has been set but there is no maximum, he said. “We're selling and we’re going to supply a lifestyle on James Island and it’s going to be the very best,” Holland said. “It’s going to be quite expensive but we're going to give (purchasers) something special.” ~ } All services have already been set up. Water for the south portion of the island will be supplied by six deep wells, which fill a reser- voir. Four additional wells on the north portion will supply another two TeServoirs. : . 20% off SIDNEY NATURAL FOODS 656-4634 - “WE HAVE THE BEST NUTS IN SIDNEY” TheReview Wednesday, January 17,1990 — Bil Each home will have its own septic field built in the sandy soil. Power will be supplied from the Peninsula. “With the island being sand it fits the classic model of recy- cling,” Holland said. “With the system should run forever.” Roads have been roughed in, the golf course is finished except for imigation, a site plan is finalized, all engineering is done and all systems have been designed, Hol- land said. The longer you can leave your stocks in an RRSP and then RRIF (registered retirement income fund), the more benefit you gain from the tax-free growth. Also, said Drache, when you have capital losses inside the RRSP, they are in effect fully @ deductible because they reduce the amount which will eventually be paid out and taxed at 100 per cent. If you have capital losses outside the RRSP. they may be used to reduce only capital gains, which are taxed at 75 per cent.
