Creation of this lot will require service connections for sanitary, storm,
water, B.C. Hydro, B.C. Telephone, driveway let~downs and appropriate
development cost charge payments.

DISCUSSION:

Approval of this Development Variance Permit will permit the creation of
an additional single family lot, which the applicant has demonstrated in a
reasonable way, it can be developed without having a negative impact on other
existing residences on Birkshire Place.

It is therefore recommended that this application be approved with
servicing requirements to be dealt with at the subdivision stage.
