The proposed design is of good quality and would permit the development of the rear property with access from Westwood Avenue. A conceptual design for the rear property was also submitted for information purposes only. The following comments were received from the departments noted: Engineering Department: All municipal services are available in close proximity to this property. However, the watermain on Westwood Street may not have sufficient pressure for fire protection. Fire Department: The Fire Department has no objections to this rezoning application. the following items do concern us: 1. Fire hydrants must be located to meet all requirements of the B.C. Building Code. 2. Interconnected smoke detectors to be installed between retail stores and apartment. DISCUSSION: The proposed rezoning will facilitate development of the subject property and maintain the development potential of the property at rear, with access from Westwood Street, in compliance with Council policy. The design is of reasonable quality, although some further revisions may be required to improve vehicular movement in the parking area. Due to the nature of the lot, appropriate landscaping and fencing will be necessary to complement the design.
