Brown Director of Community Planning SUBJECT: Development Permit 8/86 1979 Brown Street RECOMMENDATION: That City Council! adopt the attached resolution, Issuing a development permit to Lot 4, Block Y, DL 255, Grp 1, Plan 22343 NWLD authorising the amendment of Land Use Contract No. 27. And that tandscaping as originally propasad be instaltted as a condition of approval of this development permit. COMMENTS: This Development Permit is required to permit the applicant to construct an addition to their existing building, because the property is governed by a Land Use Contract rather than traditional zoning. The proposal is to construct a smal! addition to the oullding atong Srown Street, carrying the same finishing materials and design. Along McLean Avenue the proposal is to construct a screen over the patio and to place a small storage shed beside the patio. The patio was included in the original plans but the cover and storage shed were not. It should be noted that there is an outstanding requirement for installation of landscaping along Brown Street. It is recommended that this planting be Included as a condition approval for this development permit and that a, performance bond be taken to ensure it fs Installed. in conelusion, this report is recommending approval of the amendment to the Land Use Contract to permit the building addition and patio cover, storage shed.
