Both material and design shown on the landscape drawing are of excellent
quality.

R.C.M.P.

The R.C.M.P. submitted a fairly complete analysis of the project and
area which, although it does not identify any serious problems makes
some recommendations to the applicant regarding lighting, landscaping,
etc .

The comments from the R.C.M.P. are attached for Council's information.

The proposed development complies with the Official Community Plan and
the guidelines within Development Permit Area VI.

The applicants have kent the density lower than the permissible maximum,
a decision that will assist the transition between the lower densities desired
towards the south and the higher densities expected in areas closer to the
commercial town center.

Subject to the conditions expressed in the recommendation section above,
it is recommended that the project be approved.
