DESCRIPTION: eas BACKGROUND: 'The subject site is the westerly half of a 50,000 square foot a parcel fronting on Coast Meridian to the east, Sefton to the west and Salisbury to the south. The entire parcel has split zoning at the present time. The westerly half is RM-1 and the easterly half is RS-1. The proposed rezoning is on the westerly half presently of RM-1, If rezoning is granted, it will have te be followed by subdivision to create the development site. A building of approximately 6,700 square feet in size is proposed with the balance of the site to be used for parking and storage of letter carriers. The storage compound will be screened off by a 8 foot evergreen hedge. A lane will be provided and vehicular access will be via this lane. According to the Phased Development Plan formulated in 1971, the subject site is a part of the area designated for commercial use. RECOMMENDATION: The proposed development was considered by the past Planning and Zoning Committee in its December 18, 1974 meeting. The Committee is of the opinion that the proposed use is "Public Service" in nature and is therefore cempatible with the Shopping Centre {Commercial Use). In addition, the subject site is within the area designated by Phased Development Plan for Commercial Use. Based on the foregoing, the Committee recommended that the subject rezoning be approved in principle subject to design and engineering details to be worked out to standards acceptable to the Planning Dept. and the Engineering Dept.
