-3- All vegetation used for landscaping shall be mature and of a quality acceptable to the Municipality. All planting must comply with the standards of or standards similar to those of the B.C.N.T.A. All materials other than vegetation, used for landscaping shall be "non~skid" type and of durable quality. All landscaping fronting the street shall use trees whenever possible. Signage: Notwithstanding any provisions of the "Sign Bylaw, 1985, No. 2095", all signs and signage should be architecturally coordinated with the overall design of buildings and landscaping. Free standing signs shall be incorporated into the design of the landscaped areas and shall not exceed 2.4 meters (8 feet) in height. Iuplementation: To facilitate implementation of these guidelines, any Development Permit issued for properties within this Development Permit Area XIII, may, subject to the reatrictions of the Municipal Act, and unless otherwise specified in the akove guidelines, vary or supplement the Bylaws regulating zoning, parking, works and services, drainage, signs, screening, landscaping, and subdivision. Minor variations which do not change the intent of the guidelines may be permitted without an amendment of the Development Permit Area guidelines, subject to the approval of the Director of Community Planning." 2. THAT the Map 'Development Permit Area I' in the Official Community Plan be amended as shown in Appendix [. DISCUSSION: Amendmente to the Clean Industrial (M-3) zone are currently underway to facilitate the development of industrial parks. Aside from broadening the uses that could locate in the M-3 zone, the changes include stricter landecaping requirements, restrictions in the location of surface parking, an increase in the maximum permitted height of buildings, and a reduction in the rear yard requirement. The only area of the City where M-3 properties back onto residential properties is along McLean Avenue and Broadway Street, between Taylor Street and Cameron Avenue. These M~3 properties function as a buffer between single-family residential and heavy industrial uses. iTEM os 24/
