Ze The Lessee covenants with the Lessor: (a) to pay rent; (b) to pay rates tor electric light, gas and telephcne; (c) to repair; except major or structural] repairs; (d) not to assign or sub-let without the prior written approval of the Council of The Corporation of the City of Port Coquitlam; (e) to leave the premises jn good repairs and (f) not to use the Premises as a shop. 3. The Lessee has given the Lessor a security deposit of $262.50 being one-half of one month's rent, which deposit: (a) may be used by the Lessor to meet any obligation of the Lessee to the Lessor, including without limitation payment of rent or repair of damage to the Premises, whenever the Lessee js in default of such obligation; (b) shall be replaced in full by the Lessee if used during the term of this agreement; and (c) shall be returnable to the Lessee I[n accordance with Sections 16 and 17 of the Residential Tenancy Act, S.BeC. 1984, c.15, 4, The Lessee shall not keep or allow any animals on the Premises without the written consent of the Lessor, over the signature of the City Clerk. If the Lessor grants such consent i+ may impose conditions on the keeping of animals. Be The Lessor may enter and view state of repair and the Lessee will maintain according to notice. 6. The Lessor covenants with The Lessee for quiet enjoyment. 7° Proviso for re-entry by the Lessor on non-payment of rent, or non~ performance of covenants. 8. If the term cf the tenancy shall be at any time seized or taken in execution or in attachment by any creditor of The Lessee, or if the Lessee shall make any assignment for the benetit+ of creditors, or becoming bankrupt or insolvent, shall take the benefit of any Act that may be in force for bankrupt or insolvent debtors the then current rent shall immediately become due and payable and the said term shal} immediately become forfeited and void.
