The Lessar does demise to the Lessee, his executors, administrators and assigns, and the Lessee does hereby take and rent the Premises, from the first day of October, 1984 for the term of one month, ylelding during the term the rent of Five Hundred Fifty-five Dotlars ($555.00) of lawful money of Canada payable In advance by the Lessee to the Lessor by delivery of the same to: Mr. Ronald A. V3C 2A8 The Lessee conyvenants with the Lessor: (a) to pay rent; (b) to pay rates for electric tight, gas and telephone; (ce) to maintain; except major or structural repairs; (d) not to assign or sub-let without the prior written approval of the Counc! of The Corporation of the City of Port Coquitiam; (e). to leave the premises In good repair; and (¢f) not to use the Premises as a shop. 3.6 The Lessor may enter and view state of repair and the Lessee will maintain according to notice. , 4. The Lessor covenants with the Lessee for quiet enjoyment. 5. Proviso for re-entry by the Lessor on non~payment of rent, or non- performance of covenants. 66 lt the term of the tenancy shall be at any tiie seized or taken In execution or In attachment by any creditor of the Lessee, or If the Lessee shalt! make any assignment for the benefit of creditors, or becoming bankrupt or Insolvent, shal! take the benefit of any Act that may be In force for bankrupt or inselvent debtors the then current rent shall immediately become due and payable and the said term shalt immediately become forfeited and vold. 7." 1¢ the Premises or any part thereof shal! at any time during the tenancy be burned or damaged by fire or tempest so as to render the same unfit for the purpose of the Lessee then the rent hereby reserved, or a proportionate part thereof, according to the nature and extent of the injuries sustained, and al! remedies for recovering the same shal! be suspended and abated unti! the sald Premises shall at the option of the Lessor have been repaired or made fit for the purpose of the Lessee; and It Is expressly understood between the parties that the Lessor may choose not to so repair and the tenancy shall be deemed terminated. =<
