4 The Committee also agreed that the property line at the rear of the
store be straightened out and that the Land Sales Committee look into
the possibility of the City selling a emall portion to straighten the
existing irregular shaped lot.

Recommendation: The-Committee recommends to the Municipal Council approval of the _ |
rezoning application subject to the Land Sales Committee straightening
the property and parking arrangements made with the City to accommodate ae
the lack of parking the applicant haa. ‘ : 7 .

Re: Minimum parcel width in the RS-1 zone.

Comments: The Approving Officer would tike some direction in dealing with applications
for subdivisions on a uniform basis.

Recommendation: As a result of the discussions by the members of the Committee at OY
thie time the following is recommended to the Municipal Council for oe
approval:

1) Wo change be made to Section 401 of the Subdivision of Land |
By~law at thie time.”

2) The Approving Officer not recommend to the Municipal Council
' exemptions from the minimum parcel width requirements except
as follows:

mod (a) When the average frontage of the proposed
tee parcels on any road is a subdivision is not
less than 60'.

(b) When (a) above is met no individual parcel
frontage be less than 54'.
