Section 2.

Burleigh. Development Permit Area ‘VII'
This area is designated as a Development Permit Area for the establishment
of objectives and the provision of guidelines for the form and character
of Commercial and ifulti-family development.
Boundaries:
North: Southern boundary of the Canadian Pacific Pailway right of way.
South: Center line of the Coauitlam River.
west: Western boundary of the City of Port Coauitlan.
The boundaries noted above are Nap 'Senedule “C" of tne Sf ficial
Community Plan' as fevelopment Permit Area VIZ and in the Hap 'Development

Permit Area VII' which forms part c ne Official Community Plan.

Objectives:

The objectives of the Development Permit Area are:

(a) To facilitate the orderly development of the area and to encourage
coordination of the siting, form and volume of new commercial and
residential buildings and their area for parking, storage and
landscaping.

To control the interface between ‘Nulti-family and Commerical
Development and the interface between Multi-family and/or Commercial
Development and other land uses in the area, by implementing adeauate
buffering between the land uses and regulating the proportion of the
Commercial and Multi-Family Residential structures.

Guidelines:
(a) Character of Buildings:

All buildings, structures, and expansion or additions thereto shall
be architecturally coordinated and should be planned in a
comprehensive manner, giving consideration to the relationship
between buildings and open areas, efficiency of the circulation
systems, visual impact and design compatibility with the surrounding
developments.

Planning of all buildings subject to Development Permits shall be
made with due consideration to the relation between building height,
site coverage, yard setbacks and in relation to surrounding
properties and streets.

Townhouses or apartments shall not tack onto public roads. Any
fencing along public roads must provide for direct pedestrian access
to the residential units by urhe provision of appropiately designed
