-3- Alderman Ranger/PoCo Valley Golf Course December 22nd, 1977. SUGGESTED OPTIONS FOR SOLUTION The Council could: 1. Act on this opportunity to up-grade the zoning and identify the land-use in this tegion in a mannex that would greatly enhance the per acreage dollar value of both the Municipal and privately owned portions of the land. Such a procedure, if initiated at this time, would escalate the land value to a point that would more than satisfy the indebtedness of the present enterprise tothe Bank of Montreal and thereby offer a ultimate solution in the determination of proper land-use and facilities deployment. Assume ownership of the entire 18 hole golf course and its existing facilities by assuming all outstanding liabilities connected with the enterprise and permit the family to retain ownership and possession of its four generation dairy farm properties. Management contracts for the operation of an 18 hole golf course and the facility could be initiated under municipal jurisdiction, or, a9 hole municipal golf course could be maintained with a balance of the land io be cultivated for other planned recreational uses under the jurisdiction of the recreation department. Determine that the operation of a golf course on this property is viewed as an unnessessary future function and such land-use can be discontinued and the lands developed for any number of other uses as determined by the wisdom of the City Council. The building, with its elaborate potential as a major restaurant and catering complex could be sold or leased to a major restauranteur thus providing a continuous income to the city treasurys , The Port Coquitlam Council may exercise any number of other options, however, the gravity of the existing situation suggests that some positive, constructive action is required. We would ask that discussions of the contents of this letterbe placed on the Council agenda for Monday, January 9, 1978, Any information you may require prior to that meeting date will be immediately and graciously provided.
