BY-LAW NO. 1579

A By-law to authorize the City to enter into Land Use Contract No. 25,

SHAPEAS the "City of Port Coquitlam Zoning By-law, 1969, No, 918"
as azecded designates certain areas of land within the zonca set out
sherein as “Development Area.

AND WEREAS the lands hereinafter described are eituate within an
area so designateds,

AND WHEREAS the Owner of the said lands has made application for a
Land Use Contract to authorize works, development, and use some aspects
of which are not in conformity with the relevant City By-laws as the
sane apply to the zone in which the said lands are situates

AND SHEQEAS the Couneil has given due regard to the following

considerations:
. (a) the prozotion of health, safety, conventence and welfare of
the public.

(b) the prevention of the overcrowding of land, and the preservation
of the azenities particular to any zone.

(ce) the securing of adequate light, air and access.

(4) the value of the land and the nature of ita present snd prospective
use and occupancy.

(e) the character of each zone, the character of the buildings
already erected and the peculiar suitability of the zone for particular
use.

(f) conservation of property values,

2 (a) development of sreas to prouote greater efZiciency and

quality.

(ob) the ispact of development on present and future public costs.

(c) the betterzent of the environment.

(4) the fulf{llmene of comunity goals,

{e) the provision of necessary public space.
and it is deencd desirable to enter into Land Use Contract No. 25 in the
form and to the extent hereinafter provided;

XGd THEREFORE the Municipal Council of The Corporation of the City

of Port Coquitlam, in open meeting assembled, enacts as followal

hereby authorized and empowered to eater inte a Land Use Contract with

London Woodworking Enterprises Ltd.,

Port Coquitiam, B. C.
in the form and to the extent set forth in "Land Use Contract No. 25”
which is the Schedule hereto annexed and made part of this By-Jav,
2. The said Land Use Contract No. 25 shall extend to and shall Tegulate
the development and use of the lands described therein.
3. Land Use Contract No. 25 shall have the force and effect of «@
restrictive covenant running with the land described therein and shall
be regiatered in che New Waatminater Land Registry Office.
4. This By-law may be cited for all purposes as "Land Use ‘Contract Re. 25
Authorization By-law, 1978, No. 1579",

Read a first time by the Municipal Council this Ninth day of January,

1978.
Read a second time by the Municipal Council this Ninth day of Janvary,

1978. .

Reconsidered, finally passed and adopted by a vote in favour thereof
