BACKGROUND: The owner of 2465 Glenwood Avenue has applied for a Development Variance Permit for relaxation of Lot depth to the Rem. of Lots 4 & 5, to permit the rezoning of "Lot A" from RS-2 (Small Lot Residential) to RT-1 (Two Family Residential). The applicant intends to construct a new duplex on the newly created RTI-1 lot. PROJECT DESCRIPTION: The applicant wishes to rezone the property from RS-2 to RT-1 to permit coustruction of a Duplex. Lot A will be created from Lot 6 and a portion of Rem. Lots 4 and 5, Plan LMP 9288, providing a site area of 749 sq. m. (the minimum required is 740 sq. m.). Lot A is 21.3m x 35.125m. Rem. of Lots 4 & 5 would be brought into conformity with the existing Lot depth for Lot 3, (27.66m); but relaxation of Lot depth from 28m. to 27.6m. is required. COMMENTS FROM OTHER DEPARTMENTS: Engineering Department: This site is presently served with sanitary, storm and water connections. There are no other requirements at this time. Building Department: A building code review will be done at the time of a building permit application. Parks and Recreation: No comments.
