BACKGROUND: The subject property is currently zoned Highway Commercial (CS-1). Although an independent parcel, for all intent and purposes, this parcel forms part of the "Stacey's" shopping centre located at the intersection of Westwood and Lougheed; access to this property will take place through an access easement agreement with the shopping centre. The architectual style for the proposed buildings is compatible with that of the shopping centre and will give the centre a feeling of completeness. COMMENTS FROM OTHER DEPARTMENTS: ENGINEERING DEPARTMENT: 1. Dedication of a 2.5m wide strip along the east side of Westwood from the south property line of the site to the Lougheed Hwy. Remove and relocate the existing curb, gutter and sidewalk, see attached sketch. Relocate catch basin, fire hydrant and ornamental street light. Site has existing water, sanitary and storm service connections. BUILDING DEPARTMENT: 1. The City Bylaw requires fire sprinklers. 2. A building code review will be done at the time of building permit application.
