BACKGROUND AND COMMENTS: This property Is an old remnant of a larger parcel that has been held by the applications .company Chevron Canada for a number of years. The parcal size and shape make IT a ditffleult property to develop. AS can be saen on the attached map, it has a triangular shape with the longast frontage being along Lougheed Highway. The major constraint for development of this property Is to minimise potential confilet with n=Ilghbour!ng residences to the north along Lancaster Street. Commercial development of this property will bring some additional traffic onte Lancaster. it Is felt however that the highway service orlentation of the proposed service station will minimise the amount of traffic using Lancaster as ontoring that street would not provide any benefit. The bullding proposed for the service station (ts orlented towards the PoCo Place Mall antrance away from Lancaster, in additian to silting of the bullding and service Islands the applicant's Intend to Instal! extensive landscaping around the perimeter of the site. This latter polnt ancouraged as a buffer for nelghbouring residences to the north and to help appearance of the City entrance, in concluslon, support Is recommended for this application to davelop a small sarvice station on the subject property. The application Is viewed as the optimum use for 4 difflcult property.
