THE CORPORATION OF THE CiTY OF PORT COQUITLAM MEMORANDUM TO: Mayor and Council March 27th, 1979 FROM: Planning & Zoning Committee Re: File R#3-79 SUBJECT: Application to rezone properties at 1515, 1545, and 1559 Pitt River Road from RS-2 to RS-1 for a 46-lot subdivision. LEGAL DESCRIPTION: Lot A and Rem. B, Block 9, District Lot 232, Plan 3613 and Lots 354 and 355, District Lot 232, Plan 33046. BACKGROUND: The properties in question are presently used as a poultry farm. This is a non-conforming use as RS-2 zoning does not permit this type of agricultural operation. These properties are among the last several undeveloped land parcels in the area. The proposed development is there- fore in-fill in nature. It should be noted that prior to final approval of the rezoning, the poultry farm operation must first come to an end in order to avoid carrying the non-conforming use into RS-1 zoning. It is also necessary to relocate the existing walkway on Morrison Street to line up with Taylor Street. This can be done by way of simple land exchange with the developer at time of subdivision approval. RECOMMENDATION : The Planning and Zoning Committee recommends that this rezoning application proceed to Public Hearing. AG L. Lee, City Planner.
