The new Lot 1 would be 12 meters in width and exceed the minimum lot requirement of 28 meters in depth. DISCUSSION: Approval of this Development Variance Permit will permit the creation of one new residential lot. The newly created lot would be 12 meters in width and over 30 meters in depth which exceeds the minimum requirements under the Zoning Bylaw. The remainder lot requires a relaxation of minimum lot depth, from 28.0 meters to 25.9 meters and a relaxation of minimum rear yard setback, from 7.5 meters to 4.9 meters, to permit an existing residence to remain. Tne two lot subdivision would follow the Official Community Plan for infill residential and therefore, it is recommended that this application be approved subject to the conditions noted above.
