Sakai ‘eye by the Purchaser and in the event of the Vendor satisfying or discharging any such payments, lien, charge or encumbrance, the Vendor shall be entitled to all equities and securities held by any person or persons in respect of the said payment, lien, charges and encumbrances so paid and satisfied, and the Purchaser covenants to pay such amount and interest forthwith, and in the meantime the said amount shall at the option of the Vendor be added to the principal and bear interest from tha date of payment until paid. 9. The Purchaser further cavenants and agrees with the Vendor that in the event of any default by the Purchaser under thie Agraemant for Sale, whether by reason of failure to pay moneys when due or breach of any other covenant hereunder, the Vendor may at such time or timas as the Vendor may deen necessary, and without the concurrence of the Purchaser or any other person, make such arrangemants for the completion, repairing, finishing and putting in order improvements and for inspecting, taking care of, leasing, collecting the rents of and managing generally the Lands as the Vendor may deem expedient, and all reasonable coats, charges and expenses including allowance for the tine and services of the Vender, its servants or agents, other _ person. .or. persons appointed for the above Purposes, shall he payable forthwith to the Vendor and shall be a Charge upon the Lands and Shall bear interest at tha rate uforesaid until paid. . 10. In consideration whereof, and upon payment of the - purchase price and interest and upon the performance and observance by the Purchaser of each and avery covenant, Proviso, ~- condition and agreement herein containad on the part of the Purchaser to be performed or observed, the Vender covenants and agrees with the Purchaser, to convey and assure, or cause to be conveyed or assured, to the Purchaser, by a Transfer of Estate in Pee-Sinple the Lands, freed and discharged from all encumbrances, save and except: 10.1 the Section 215 Covenant and both Section 214 Statutory Rights of Way; 10.2 any encumbrances granted by the Purchaser; and also save and except local improvement assessments or taxes, sewer and water rates from and after the date hereof, and subject to limitations, exceptions, provisos, conditions and reservations in the original grant thereof from the Crown. aN PET ARAN gH
