SUBJECT: Rezoning Apptication 16/86
1560 Salisbury

RECOMMENDATION: That City Council direct the Clerk's Oftice
to prepare a bylaw rezoning lots 42, 42 and
44 of Block 4, DL 479 Plan 2145 NWLD from
RM=1 to RM=3,

COMMENTS:
This apptiecation ts to rezone several small tots for
development of a five unit Townhouse complex. This slte fs

located in an area designated as Phase |! Apartment In the
Pratrie-Coast Meridian neighbourhood.

Design of the proposal! Is orlented towards making the
development appear similar to single family houses through use
of gables and other architectural details. The site borders
Northside Mali, That side of the townhouses is treated as
stdeyard and the sultes are orlented away from [t.

The existing buildings on the site are considered to have some
heritage merit. But, because of the existing RM-1 zoning
designation and Apartment designation in the Community Plan, it
is felt the Property owner has a rightful expectation for a
higher density.
