PROJECT. DESCRIPTION: gen OAS

The proposed building ia comprised of 28,220 square feet of warehouse area
and 536 square feet of office space. The site coverage of the building is
42%; a maximum of 60% is permitted under M-1 zoning. The height of the
building is approximately 22 feet.

A front yard setback of 25 feet is provided and will be used for
landscaping and pedestrian access. A rear yard setback of 25 feet, and side
yard setbacke of 27 feet and 48 feet, have also been provided.

Parking for 41 cara is provided along the north side of the building with
access to be obtained from a shared private roadway on the adjacent property
at 1734 Broadway Street. Loading bays and parking for an additional 25 cars
will be provided along the souch side of the building.
