/2. January 12th, 1976 of four buildings to be constructed in accord with the regulations for the M-3 (Special Industrial) zone subject to a maximum height restriction of thirty feet (30'). Land Use Contract No. 15 is being processed as a replacement for Zoning Amendment By-law No. 1395 (of which Notice of Public Hearing was given on September 25th, 1975) and Zoning Amendment By-law No. 1395 will not be further processed. The City Clerk advised that several items of correspondence had been submitted in connection with the above-mentioned Land Use Contract By-law, firstly, a memorandum from the City Clerk, December 22nd, 1976, setting forth certain proposed amendments to Land Use Contract No. 15, and secondly, those in opposition to the proposed development, namely; a letter from Mr. ©.R. Hughes, January 12th, 1976, which in effect re- submits a brief on the prceposed development of the McLean-Brown areas a brief, dated January 12th, 1976, from Mr. Wm. Watkins on behalf of Mr. S.J. Taylor, the property owner adjacent to the proposed development, and a letter from Mr. and Mrs. L.E. Tyler, whose property is also adjacent to the proposed development. The City Planning Officer advised that the proposed development is .to be located on a 5-acre site at the corner of McLean Avenue and Kingsway, . and that the use will be limited to M-3 (Specia:. Industrial) standards which were designed basically as a buffer zone between residential and more intense industrial use. The City Planning Officer further advised that a long-term land use plan has been developed for the area using Marshall Avenue as a dividing line between Industrial and Residential use. Alderman Traboulay inquired as to the width of the green buffer strip and the City Planning Officer advised that it is &6' on the Marshall Avenue side and 66" on Ryan Street. Mr. W. M. Watkins who was in attendance on behalf of Mr. S.J. Taylor, inquired why the buffer strip was rot contained within the boundaries of the Land Use Contract property, and the Gity Planning Officer advised that there is a buffer strip provided under the Land Use Contract. A Mr. Bradley observed that if Marshall Avenue is closed, it will cut off access to the Tyler property unless this is provided off Warwick, and he stated he did not think this was fair to people in the residential area to the South. Mayor Campbell pointed out that it is very seldom when land is subdivided that a little property is not lost; however, an 86' buffer strip may not be needed.
