SCUSS ION:

The proposed development conforms with the soning for the site and,
within the limitations of a gas station development, it does conform with the
design guidelines applicable to the Downtown Development Permit Area.

The applicant has agreed to modify the free stauding sign from an
initially proposed height of 24 feet to 8 feet, as recommended in the Design
Guidelines. Access and landscaping to this facility will be improved and so
will the general appearance of it. The Planning Department, therefore, can

support this application.
