Prior to passage of the foregoing resolution, a discussion ensued and Alderman Laking gave a brief outline of the three proposals. Alderman Ranger noted in the report on the Public Information Meeting that no mention was made of upgrading Brown Street and Alderman Laking stated this will be done. Alderman Ranger then suggested that as Brown Street is very narrow it be closed off at Marshall Avenue and cul-de-saced at the end of the subdivision. Alderman Laking pointed out that this would create a problem of only one access going North and South; however, he stated the Committee could review his suggestion. Alderman Ranger referred to use of the Ryan Street right-of-way for buffer purposes, and the Com- ittee, at. his suggestion, agreed to look into the possibility of having the benefiting properties contribute to a fund for construction of a berm and tree-planting thereon. Alderman Ranger then stated he felt the whole area needs another East-West access other than Langan Avenue; and Alderman Laking agreed that something should be done in that regard; however, he pointed out that Taylor Street will pick up a good deai of the traffic. Alderman Ranger then referred to the matter of "affordable housing" and he stated his view that this would be a good area for mixed lot sizes; however, Alderman Traboulay pointed out that the number of lots proposed for Application R#3/75 had been increased to 19 from 10 by reducing the lot size to the minimum 50' frontage as permitted within the terms of Council's policy and the By-law. Alderman Laking commented on the concept of mixed lot sizes, and advised that on contacting various municipalities he had ascertained that while there are zones for small and large lots, they are not intermixed; however, Alderman Ranger stated his view that lots should be intermixed in order to achieve a comparable difference in the cost of large homes/lots and small homes/lots. Alderman Keryluk stated he felt that the applications were perfectly sound proposais for housing developments and should be left as submitted. Alderman Thompson stated he was not convinced that size determines the cost of a house since many smaller homes are selling in the lower $50,000.00 range. Alderman Thompson then inquired whether consideration had been given to parks and schools for this area, and was advised that while the Leisure Activities Committee was not prepared to make a recommendation at this time on parks, there is room in existing schools to accommedate
