Kirk January 21, 1992 City Administrator File No. Zoning Bylaw Amendments Carlos Felip Director of Planning Amendments to Highway Commercial (CS-1) Zone Planning and Development Committee ~ January 28, 1992 THAT Council approve in principle the amendments to the CS~-1 zone of "Port Coquitlam Zoning Bylaw, No. 2240,"" attached as Appendix 1; and THAT the Municipal Clerk be instructed to prepare an amending Bylaw for introduction. The imminent development of the Dominion Triangle which will have a large highway commercial component makes it advisable to advance the update of the Highway Commercial Zone (CS-1). The CS-1 reguiationa, when compared to similar zones in other municipalities, appears outdated and impractical. For this reason, and with the cooperation of the larger developer active within the Deminion Triangle, a number of reviaions were prepared for Council consideration at this time, rather than delaying any changes until the time when the entire Zoning Bylaw is reviewed. . A consolidated version of the revised Bylaw is attached as Appendix I. The revisions consiat of the following: 1. Expansion of uses permitted. The CS~1 zone presently does not permit some uses that are generally considered appropriate in a highway commercial area. The following uses are currently permitted: a. Animal grooming and care. b. Cafe and restaurants. ce. Drive-in establishments, excluding drive-in theaters. d. Commercial nurseries and greenhouses. e. Mortuaries. f. Trade contractors, with restrictions. g. Vehicle sales and repairs. h. Tool and equipment sales and repairs. i. Sale of building supplies. j. Hotels and motor hotels.
