(1) (3) (a) Boundaries: North: Center line of Shaftsbury Avenue and north property line of Lot 173, Plan 46170. South: Center line of Davies Avenue. East: A line running in a north-south direction in the alignment of the west property line of Lot 172, Plan 4617, between Shaftsbury Avenue and the north property line of Lot 173, Plan 4617, and che center line of Fox Street. West: Center line of Westwood Street. The boundaries noted above are shown on Nap ‘Schedule "C" of the Official Community Plan' as Development Permit Area III and in the Map ‘Development Permit Area III? which forms part of the Official Community Plan. Objectives: The objectives of the Development Permit Area are: To facilitate the orderly development of the area and to encourage coordination of the siting, form and volume of new commercial and residential buildings and their area for parking, storage and landscaping. To control the interface between Multi-family and Commercial Development and the interface betwesiu Multi~family and/or Commercial Development and other land uses in the area, by implementing adequate buffering between the land uses and regulating the proportions of the Commercial and Multi-Family Residential structures. Guidelines: Character of Buildings: All buildings, structures, and expansion or additions thereto shall be architecturally coordinated and should be planned in a comprehensive manner, giving consideration to the relationship between buildings and open areas, efficiency of the circulation Systems, visual impact and design compatibility with the surrounding developments. Planning of all buildings subject to Development Permits shall be made with due consideration to the relation between building height, site coverage, yard setbacks and in relation ta surrounding properties and streets. Townhouses or apartments shall not back onto public roads.
