Brown Director of Community Planning 1744 — 1780 Morgan Avenue Development Variance Permit (File No. 74/88) RECOMMENDATION: That the City Clerk's Office be directed to notify surrounding property owners of this application and place a resolution about the application on a subsequent agenda of City Council And That City Council approve relaxation of the Zoning Bylaw No 2240, Section 601 minimum lot depth and Section 801 (6) rear yard setback for proposed Lots 15 through 20, of Lots 2,3,4 and 5 of D.L. 255, Grp 1,NWLD Plan 17243. COMMENTS : This development variance permit arose because of the necessity to keep Cameron Avenue at a 15 meter width. Initially, design of this subdivision was to use half of Cameron. In that plan, the lots conformed to Zoning Bylaw regulations. But, due to the requirement to keep Cameron as a buffer, the subdivision now takes only 5 metres from the aorth side of the road. Configuration of the existing properties, and the necessity to provide a future connection to neighboring properties does not permit subdivision of standard depth lots. The Planning Committee in reviewing this preblem, felt that it would be an opportunity to experiment with "compact housing" lots. Based on this opportunity, approval of the development variance permit is recommended. The variance requested is to relax minimum lot depth from 28 metres to 25 metres for three lots and 26 metres for two Iets. Accompanying this is a relaxation of the rear yard setback from 7.5 metres to 6 metres to take up the space at the back. All lots meet the minimum size requirement of 375 square metres. i? — } : W.
