October 6th, 1975 stated he felt a date could be set - possibly three weeks or a month hence - as the work could be done in some period during that time; however, Alderman Laking pointed out that the Industrial Committee cannot act until Alderman Traboulay's return. A Brief from Mr. Charles Hughes, October 3rd, 1975, and letters from Mr. and Mrs. Lloyd Tyler and Sidney J. and Mavis E. Taylor, October 6th, 1975, were then submitted expressing concern at the proximity of the proposed industrial development to residences in the area and Mr. Taylor advised that about four years ago his property located at 1926 Ryan Street, which had been comprised of ten 33' lots, was apparently changed to five 66' lots. Mr. Hughes stated he felt that residents in the area South of McLean, West of Broadway and generally up to Morgan Avenue and East of Pitt River Road should be canvassed as to their views on the matter. Mayor Campbell advised that the Council has decided to hold another Public Hearing as the residents affected have not had enough time to get involved and that they would be kept informed on the work of the Planning & Zoning and Industrial Development Committees in that regard. Alderman Mabbett inquired as to the width of the green strip between the end of the last Industrial building in the proposed development and the residential area and Alderman Thompson affirmed his understanding that it would be 80'. Alderman Mabbett stated his understanding that an M-3 zone allows a buildings of a 40' maximum height to be constructed, and that he felt this aspect should be looked into. Alderman Ranger pointed out that there is no land zoned M-3 at present except the "Huntington" site on Davies Avenue and Council has full control as it was his recollection that the site is to be developed by way of a Land Use Contract; however, the Planning Officer advised that the application was for rezoning, not a Land Use Contract. Mr. H. Nemtin, representing the applicant, pointed out that there are some time factors to consider with the winter season approaching, and inquired what could be done to hasten processing of the application. Mr. Hughes stated he felt that time should be taken for discussion as the development will have a severe affect on surrounding residents. Alderman Ranger pointed out that the area in question is in the flood plain; however, the City Engineer advised that these particular lands will not be affected by flood plain requirements.
