Care ene, ree rn PC Meeting July 19.1994 Cont'd PROJECT DESCRIPTION: The site is 1,419.05 sq. x. (15,275 sq. ft.). The proposal is to construct 23 units (18 two-bedroom and 5 one~bedroom). Thera will be 35 parking spaces for residents and 4 visitor parking spaces in an underground garage. Visitor parking is separated from the resident's parking by a security fence. The proposed building height is 37 ft. The bylaw permits 39 ft. from natural grade. Site coverage of 45.4 % ia proposed; the maximum permitted with underground parking ia 50%. Side yards are 13.5 ft. and 8.58 ft., the Bylaw requires 3 m (9,84 ft.). A relaxation of 1.26 ft. is required for the easterly side yard. COMMENTS FROM OTHER DEPARTMENTS: Engineering Department: Welcher Avenue to be reconstructed 1/2 road plus 1.0 m. (future width 10.5 m.) for full frontage of the site. Barrier type curb and gutter, concrete sidewalk and ornamental street lighting are required. The lane south of Welcher to be paved for full length of the site. The site is to be serviced with underground Hydro and Telephone connections. Water, sanitary storm connections and Fire hydrant (if required) to be instalied by City at Developers cost at building permit application. Development Cost Chargea will be assessed at building permit application. The minim habitable floor elevation for this site ie 7.0 m. G.S.C. datum. ‘Budding Department: A building code and bylaw review will be done at the time of a building permit application. The building height appears to exceed the maximum permitted in the B.C. Building Code (article 3.2.2.36 (1) (b). (NOTE: The issue of building height has been resolved by the architect to the satisfaction of the Building Department). | t'd../3
