DISCUSSION:

Approval of this Development Permit will enable the construction of a
warehouse and office building within the Meridian Industrial Park ~ Phase II.
Site coverage, setbacks, height and parking all conform to the requirements of
City Bylaws. There are no variances requested.

The parking stalle located along the north aide of the building will be
accessed from a roadway on the adjacent property at 1734 Broadway Street. The
two property owners have entered into a reciprocal casement agreement Chat
allows 1730 Broadway to use the private roadway on 1734 Broadway for access.

Aa this building conforma to the Official Community Plan designation en
complies with they design guidelines for Development Permit Area I, approval f
this application is recommended subject to the conditions noted above.
