Development Cost Charges amounting to 48 units at $3365.00 per unit or $161,520.00 are applicable. A DCC Trust Agreement will be required. PARKS & RECREATION: There is a small group of healthy Cedars at the back of the property. It would be desirable to save these trees. A slight change to the plan by modifying the underground parking lot would be necessary to ensure the root zone for these trees to be saved from machine damage. The root zone (dripline) should be flagged and fenced before excavation. (Note: The applicant has been notified of the above comments and is attempting to accommodate the request). FIRE DEPARTMENT: No Comments. DISCUSSION: Approval of this application will enable the construction of another apartment building within the Fraser/Flint Apartment area. The building generally conforms to zoning regulations and complies with the design guidelines outlined for Development Permit Area IV in the OCP. The front yard and exterior side yard setbacks have been reduced in accordance with the provisions of the OCP. Minor variances are required for lof coverage (from 50% to 51%) and building height (from 12m to 12.76m) in order to accommodate the building design. Indoor and outdoor recreation areas have been provided in accordance with zoning requirements. The amount of parking also conforms to the requirements specified in "Development Management Bylaw, i 2242".
