BACKGROUND: The proposed commercial development is a . one~storey commercial/office building which ; will generate roughly 12,000 sq. ft. commercial ‘. floor area, The development conforms to the overall objective of the Downtown Plan. . The development site, however, requires some : medification in order to make it more useable ‘ . as it presently has a rather irregular shape. ; os As a result, it is suggested that Elgin Street i , ' Xoad allowance be cancelled and that half of the road allowance (4,000 sq. ft. +) be incorporated into the site in exchange for a ; corner of Lot A (2,500 sq. ft. +) with the | i ; land area difference to be purchazed by the developer. A sketch is attached showing the modification. RECOMMENDATION : The Planning and Zoning Committee has dealt with this development proposal and recommends that it be advanced to Public Hearing. . L.
