WY AN 28 ist: REPORT — TO: Mayor and Council DATE: January 25, 1974 FROM: Planning and Zoning Committee The Planning and Zoning Committee met on Wednesday, January 23, 1974. Present were Chairman Alderman Ranger, Trustee Mrs. Margaret Smith, V.G. Borch, P.Eng., .N. Chernoff and L.D. Pollock. 1. Proposed 15 Suite Apartment Building 2425 Shaughnessy Street Council may recall that the owners of the property on the corner of Shaughnessy and Kelly had submitted plans in 1971 for the construction of an apartment building under development contract. However the project did not proceed at that time. The ownership of the property has now changed and the new owner has approached the Committee with the request to reactivate the project, however, instead of being rental suites it will be sold as strata title units. The Committee is prepared to recommend proceeding with the project as it is compatible with current phasing plans for apartment development in the downtown area. If the project is accepted for further consideration the development contract and plans would be forwarded to the various committees for reconsideration. The Committee felt that the question of strata title approval should be considered by Council at this time as the owners have indicated that they do not wish to proceed with the project unless strata title approval is forthcoming. They do not feel that it is economical te construct this project as a rental operation. If Council is prepared to approve the project as a strata title development the Committee will proceed with a review of the terms of the Land Use Contract.
