5. In reviewing the subdivision design and parks, severa!] changes in design of cul-de-sac loops and open space areas were suggested. Those changes have now been made. Tha changes included; elimination of several ornamental! Parks or alternatively reducing their size and changing planting to low maintenance ground cover. In most of the cul-de-sacs and loop roads the latter approach of Planting ground cover has been used. This alternative was seiected for two reasons. Firstly, it meets the developer's intent of introducing landscaped open Space into the subdivision to enhance its quality. The second reason is that it goes a long ways towards the criteria Suggested by Council of eliminating maintenance costs. It does not eliminate maintenance entirely but Genstar is offering to maintain the landscaping for two years until it is firmiy established. Details about construction and financing of parks are stii| to be completed. That area will be covered in the development agreement for. subdivision as it is a requirement for Subdivision rather than Zoning (Municipal Act). {t+ should bea pointed out, that agreement in principle for construction and financing of parks has been reached. ; 6. The final point to be covered in this report is the zoning districts: to be applied and their location. Agreement was reached at an early stage: about the subdivision concept and density being proposed. Essentially, the Genstar subdivision is an extension of the developed part of Mary Hill in’ terms of land-use and density.
