Noverber 18, 1991/270 Siting and Accesses: Not withstanding any provisions of the "City of Port Coquitlam Zoning Bylaw, 1987, No. 2240", all buildings within Development Permit Area XI must be sited as to encourage pedestrian use of the streets. Reduction of front yards of commercial buildings to not less than 1.9 metres will be encouraged, to assist siting of parking areas in rear or side yards. Within commercial areas, continuous facade of development facing the street, with minimum front yard setbacks and with minimum breaks in continuity, will be encouraged. Height: All commercial buildings fronting public streets should be two to three storeys in height to reinforce the pedestrian scale of the northside area. | Landscaping: Parking areas visible from a _ street, lane or adjacent residential development should be screened with substantial landscaping, and interplanting of the parking areas with trees ig required. Retention of mature trees to integrate into the overall landscaping is encouraged. All vegetation used for landscaping shall be mature and of a quality acceptable to the Municipality. All planting must comply with the standards of, or standards similar to those, of the B.C.N.T.A. All materials, other than vegetation, used for landscaping shall be "non-skid" type and of durable quality. oo All landscaping fronting a street shall use trees whenever possible. . Signage Not withstanding any provision of the "Sign Bylaw, 1985, No. 2095", all signs and signage should be architecturally. coordinated with the overall design of buildings and landscaping.
