Brawn Director of Community Planning SUBJECT: Amendment to the text of the Zoning Bylaw Section 38 Service Station RECOMMENDATION: That City Council direct the City Clerk to prepare a bylaw amending the text of Section 38 of Bylaw 1651 to include dispensing of compressed gas fuels with gasoline in the list of permitted uses in the CS-2 Zoning District. BACKGROUND: This proposed amendment was brought up by the Building Inspection Department in responding to a request for installing a compressed gas fueling station. In addition to the specific applitation mentioned above> there have been a number of enquiries from individuals considering opening fuel stations. COMMENTS: 1. At present there are two compressed gas fueling stations operating in conjunction with automotive repairs. One of the operations is on a site zoned M-l which permits Automotive Repair Shops, 41(1)(b)(ii). The other business is on a property zoned CS-1, Service Commercial which also permits the retail sale and repair of automobiles. Our difficulty with this situation is that there is no cross reference to a single regulation governing compressed gas fuel stations. The recommendation of this report of adding compressed gas to gasoline dispensing regulations is being proposed because the two kinds of operations have similar requirements for space and pose similar problems of vehicular queuing. In the CS-1 regulations, item Ck) gasoline service stations are listed as a permitted use, subject to the regulations of the CS-2 zoning district. By adding compressed gas to the list of fuels that may be dispensed at a service station, pump islands for compressed gas dispensing will then be regulated by the same criteria.
