That City Council direct the City Clerk to prepare a
bylaw, rezoning this property from RS-2, One Family
Residential District to RS-1, One Family Residential

District.

RECOMMENDATION:

BACKGROUND:
This rezoning application is tied with subdivision application #21 of 1981.
The latter, S#21/81 has received Preliminary Layout Approval subject to

@ number of conditions, including rezoning and the applicants purchasing
City owned land and road shown as part of the proposal.

OBSERVATIONS:

This application is located in the north-west corner of. the City's
residential land reserve along Victoria Drive. Due to the potential
impacts of this proposal on the subsequent development of the reserve,

a sketch plan for the future subdivision of the entire area was prepared

to ensure the fit of this application. The scale and form of development
being requested, single family homes, is similar to the surrounding land
use.In view of this "fit" in with the surrounding neighbourhood no problems

are anticipated.
