A By-law to authorize the City to enter into Land Use Contract No. 26.
w“S the “Ciry of Port Coquitlam Zoning By-law,, 1969, No. 918"
as azended designates certain areas of land within the zones set out
therein as "Developacnt Areas":
AND VHEPEAS the lands hereinafter described ate situate within an
area so designated;
SJ WHEREAS the Owner of the said lands has made application for a
Land Use Contrace to authorize works, development, and use sone aspects
of which cre nog ja confornity with the relevant City By-laws as the
sate apply to the zone in which the said lands are situate;
AND NHEPEAS the Council has given due regard to the following
considerations:
3. (a) the promotion of health, safety, convenience and welfare of

she public.
(b) the prevention of the overcrowding of land, and the preservation
of the azenities particular to any zone.
(c) the securing of adequate light, air and access.
(d) the value of tke land and the nature of its present and prospective
use and occupancy.
Ce) the character of each zone, the character of the buildings
already erected and the peculicr suitability of the zone for particular
use. ‘
the conservation of property values.
the developzent of areas to promote greater efficiency and

(b) impact of development on present and future public costa.

and it is deened desirable to enter {nto Land Use Contract No. 26 in the

XOd TURREFORE the Municipal Council of The Corporation of the City
of Pore Coquitlaz, {n opea mecting assembled, enacts as follows:
i. The Council of The Corporation of the City of Port Coquitlam is

hereby authorized and empowered to enter inte a Land Use Contract with

in the form and to the extent act f-rth tn “Land Use Contract No. 26"
which ig the Schedule hereto annexed and made part of this By-law.
2, The waid Land Use Contract No. 26 shat extend to and shall regulate
the development and use of the lands described therein.
3. Land Use Contract No. 26 shall have the force and effect of a
restrictive covenant running with the land described therein and shall
be registered in the New Westminster Land Registry Offfce,
4. This By-law may be cited for all purpones as "Land Use Contract No. 26
Authorization By-law, 1978, No. 1606".
