PROJECT DESCRIPTION: The project is for a 23 wit apartment building on a 14,678 sq. ft. site. Units are as follows: 5 one-bedroom, 16 two-bedroom and 2 three-bedroom. 39 Parking stalls are located in an underground structure and 3 above ground; sufficient to satisfy Bylaw requirements (40 stalls). The proposed FSR is 1.39 ,(maximum permitted is 1.4). Proposed site coverage is 48.5% (maximum permitted is 50%). The geotechnical investigation found that the water table is encountered between 2.4 and 4.0 meters (8 ft. to 13 ft.) below the ground surface. The foundation can be situated at a depth of about 2.4 m (8 ft.) below the existing grade, thus permitting the parking structure to be fully covered. COMMENTS FROM OTHER DEPARIMENTS .- Engi : D . 1. Welcher Avenue to be reconstructed for the full frontage of the site complete with barrier type curb and gutter, concrete sidewalk and street lighting. The future width of the street is 10.5 m c/c. Reeve Street to be constructed for the full flankage of the site c/w barrier type curb and gutter, concrete sidewalk, center island and street lighting. The lane north of Welcher to be paved for the full width of the site c/w catch basin(s) as required. The watermain on Welcher and Reeve to be replaced with a new 200mm diameter main c/w hydrants. A site service is included with the main installation. Storm sewer is required on Reeve c/w catch basins and site service. The site is to be serviced with underground Hydro and Telephone. Development Cost Charges @ $3,850 per unit will be assessed at building permit application. Minimum habitable floor elevation is 6.6.m G.S.C. datum.
