Kirk January 16, 1992 City Administrator File No. 50/91 Carlos Felip Director of Plan:ing Liberty Homes - 788 Citadel Drive - Application for Rezoning 50/91 Planning and Development Committee - January 21, 1992 THAT the definition of "Townhouse" in the "Port Coquitlam Zoning Bylaw, 1987, No. 2240" be amended by the addition of a second paragraph, as follows: TOWNHOUSE s Townhouse means a building used for Apartment Residential use in which each dwelling unit has separate exterior entrance having direct access to grade and a private outdoor space separated by fences or landscaping. Notwithstanding the definition of Apartment Residential in this bylaw, townhouse buildings may contain two or more dwelling units. BACKGROUND; The applicants own a five acre, RM-i, site at 788 Citadel Drive where they intend to develop a low density townhouse complex. ‘The proposed design includes a number of two unit buildings, which have become increasingly popular in upscale townhouse development. Under the provisions of the Port Coquitlam Zoning Bylaw townhouse developments must not have buildings with less than three units. Other developers, in order to achieve the two unit appearance have resorted to secondary structural connections between buildings, successfully bypassing the provisions of the Bylaw, although at additional, perhaps unnecessary cost. FROM OTSER DEPARTMENTS: The Engineering Department, Fire Department, Parks and Recreation Department, Building Dep..tment and R.C.M.P. had no comments on the proposed amendments.
