Peters, P.Eng., City Engineer SUBJECT: eering Requirements for 1756 Pitt River Road ~ c¢ Works Committee April 7th, 1987 Cd RECOMMENDATION: THAT the servicing requirements for issue of a Building Permit for a duplex at 1756 Pitt River Road include the storm sewering of ditch and widening of Cameron Avenue adjacent to the property; AND THAT arrangements for this work be made prior to fina! reading of the Rezoning Bylaw. Background and Comments: The issue of lack of parking on Cameron Avenue was raised at the Pubiic Hearing for the above rezoning. In accordance with our Development Management Bylaw, the same requirements that apply at subdivision also apply at the time of issue of Building Permit. Under these requirements we may request the storm sewering and widening of Cameron Avenue. This would provide sufficient width on that side of the street to leave room for on street parking in the event that there fs a parking overflow from the driveways. To ensure that there is no misunderstanding about the requirements when the Building Permit is issued, it would be advisable to withhold final reading of the Zoning Bylaw until the usual arrangements have been made for the improvements required to the street. These would include Engineering Design, Signing of a Developer's Agreement, and putting up of a Letter of Credit for security to ensure the works are done. kL Peters, P.Eng., FEP/a| y Engineer MAIN.
