May 30th, 1977 A regular meeting of the Municipal Council of The Corpexation of the City of Port Coquitlam was held in the Council Chamber, Port Coquitian City Hall, 2272 McAllister Avenue, Port Coquitlam, B.C., on May 30th, 1977, at 7:30 p.m. His Worship Mayor J.M. Campbell, Aldermen J.J. Keryluk, G.R. Laking, E.W. Mabbett, P.F. Ranger, M.A. Thompson, and L.M. Traboulay in attendance. Also in attendance were Chief Administrative Géficer L.D. Pollock, City Engineer V.G. Borch, P. Eng., Fire Chief W.S. Wingrove, Planning Officer Lanson Lee, Recreation Director Janna Taylor, Assistant City Engineer L. Melnechenko, P. Eng., and Mrs. B.M. Aalten. ZONING PUBLIC HEARING: His Worship Mayor J.M. Campbell advised the meeting the following proposed By-law to authorize issuance of a Land Use Contract would now be considered: By-law Ne. 1542: to authorize the Council to enter into a Land Use Contract with Dawson Construction Ltd., 735 Clark Drive, Vancouver, B.C. in the form and to the extent set forth in Land Use Contract No. 23, being a Schedule annexed to iand made part of the By-law and the said Land Use Contract No. 23 sheii extend to and shall regulate the development and use of lands described as: Lot 3 of Parcel "A" and of Part of Parcel "B" of Sections 17, 18, and 19, Block 6 North, Range One East, Plan 8850, New Westminster District The above-ncted property is located at 1156 Kingsway Avenue and upon its issuance Land Use Contract No. 23 will permit the subdivision of the property into two separate parcels of land, one containing approximately 3.787 acres and the other containing approximately 6.733 acres, notwithstanding the provisions of the "City of Port Coquitlam Subdivision of Land By-law, 1970, No. 992". The Planning Officer spoke to the proposed development and advised that a Land Use Contract was required because the size of one of the two parcels to be created will be less than the minimum prescribed for the M-2 (Heavy Industrial) zone. The Planning Officer further advised that the land in question is located on Kingsway Avenue just South of the C.P.R. underpass and West of the Pitt River, and that an additional access off Kingsway to the property will be constructed approximately 650' North of the existing Southerly entrance.
