Application to rezone a parcel of land at 2986 Coast Meridian Road from RM~1 to Development Area to’permit a 91 suite condominium apartment development. .(see attached sketch for location). Council may recall that, sometime ago, strata title approval was given to the subject cevelopment proposed by Westgate Enterprises Ltd. It was at that time agreed by Council that the number of suites be increased from 76 (max. permitted under Zoning By-law) to 91 in exchange for concealed parking. Asa result, the overall density is increased beyond the 18 unit/acre density permitted in RM-i zones. It was also agreed by Council that the development be handled through a land use contract. In order to achieve that, the subject site must first be rezoned to Development Area. It should be noted that the latest proposed development concept differs from the initial submission for strata title approval in that the proposed development now contains 3 small blocks instead of one large block. This rezoning application was considered by the Planning & Zoning Committee in its June ~2, 1974 meeting and the Committee recommends that it be approved in principle subject to: 1. Submission of suitable development and landscape plans. 2. Approval of City Engineer on off-site servicing. 3. Addition of on~site recreational and communal facilities. 4. Reduction of on-site pavement. 5. Retention of on~site natural growth wherever considered to be a “necessity. Planning Officer.
