Brown Director of Planning Zoning Bylaw Text Amendment Townhouse Regulations RECOMMENDATION : THAT the Clerk's Office be directed to prepare an amendment to the Zoning Bylaw Number 2240, Section 101, Definitions to include a new definition for Townhouse; Townhouse ~ means an apartment residential building where each dwelling unit has a separate entrance having direct access to grade and private outdoor space separated by fences or landscaping. AND an amendment to the Zoning Bylaw Number 2240, Section 807 Townhouse Apartment to include the following requirements for common open space and private open space; Subsection 807 (4) Usable Open Space is to be modified by amending the first sentence from Usable open space shall be provided on the lot for each unit contained in the apartment building, based on the following ratio: to read; "Usable private open space shall be provided for each unit contained in the apartment building, the space shall be defined by fences or landscaping and shall be provided in accordance with the following ratio:" The proposed changes have been implemented by the Planning Department on an informal basis over the past year. The open space requirements were introduced for family townhouse projects. Based on experience using these standards, their inclusion in the Zoning Bylaw is recommended.
