Brown Director of Community Planning Development Variance RECOMMENDATION: That City Counci | adopt a resolution to permit the variance of Section 26 (6), RS=2 Side yards to Permit the applicant to reduce the sideyards to tan (10) percent of the lot width on each side for Lots 17, 18, and 19 of O.L. 255, Plan 2106. COMMENTS: The development varlance resolution being requested is to permit the sideyards on three lots to be reduced trom 1.8 metres (5.81 feet) to 1 metre (3.3 feet) which equals ten percent of the lot width. The tots are zoned RS-2 as a historic decision to encourage their consolidation with neighbouring lots and resubdivision. Owners of individual lots have chosen to build over the years, removing the potential for resubdivision. DOue to that, this request is being submitted to authorise development of the subject lots to a typical smal! tot standard. In conclusion, this report is recommending adoption of a resolution to permit the sideyards to be relaxed. It is felt the retaxation will not detrimentally affect the neighbourhaod or estabiish a precedent for development. FALE: P-+0004-0009
