Ensure adequate water supply is present before construction and for sprinkler system. DISCUSSION: Approval of this application will enable the construction of a small apartment building down along the riverfront. A relaxation of 5 feet is requested for the rear yard setback (along the Pitt River). All other setbacks conform to zoning requirements. The amount of private open space provided for each unit is less than the Zoning Bylaw requirement. To offset this deficiency the applicant has provided a 350 square foot indoor recreation area that may be used by all residents in the building. This indoor recreation area is provided above and beyond zoning requirements. The third floor of the building has been recessed on all sides in order to reduce the mass of the building as well as minimize obstruction of views of uphill residents located north of the Mary Hill Bypass. As this application generally conforms to zoning requirements and design guidelines for the area, it is recommended that this application be supported subject to the recommendations noted above.
